Is Now a Good Time to Sell Your Condo in Singapore? (Q4 2026)

Good time to sell your condo in Singapore

Private home prices rose 1.4% in Q3 2026, the fastest rise in almost two years. So is this a good time to sell your condo in Singapore? I wish the answer were that simple. But that number hides a lot.

I'm Chandra, a Best Condo Selling Consultant in Singapore, and I help condo owners decide when to sell. Most sellers ask about the headline number first. Then we look at sold prices in their own condo, and the story changes. Below is what the data says, what could shift in Q4, and how to decide.

Yes, for some sellers. Private home prices rose 1.4% in Q3 2026, but most of that came from new launches and landed homes. Prime-area resale condos are doing best. Suburban resale prices are flatter. If you're past the stamp duty window and have a clear plan for your next home, now can be a good time to sell.

What Do the Q3 2026 Numbers Really Say?

They say prices are up, but not evenly. URA's final Q3 data shows private home prices rose 1.4%, after 0.5% in Q2. It's the eighth quarter in a row of gains.

Now look at where the gain came from. Landed homes rose 2.9% and suburban condos rose 2.3%. City-fringe condos were flat. Prime-area condos rose just 0.3%.

Landed homes are only about 11% of all deals. So a few big sales can move that number.

Why the Headline Number Can Mislead Condo Sellers

Much of the suburban gain came from one new launch. Lentor Gardens Residences sold 304 units at a median of S$2,357 per square foot (psf). That was close to two-thirds of all new suburban condo sales in the quarter.

But you aren't selling a new launch. You're selling a resale unit. And suburban resale prices actually slipped. The median fell from S$1,591 psf in Q2 to S$1,564 psf in Q3.

So here's my rule. Don't price your condo off the headline. Price it off what units like yours really sold for.

What Did Resale Condos Do in September?

99-SRX data gives a clearer picture of resale. Its resale price index rose 0.7% in September and is up 3.5% from a year ago.

But the gain wasn't even. Prime-area resale prices rose 2.0% in the month. City-fringe rose 0.3%. Suburban rose 0.2%.

Deals picked up too. About 1,093 resale condos changed hands, up 10.8% from August. That's still 5.1% below a year ago. And half of all resale deals were in the suburbs.

Which Condo Sellers Are in the Best Position Right Now?

Condo resale prices in Singapore are still rising in 2026. But the pace depends on where you own. Prime areas lead on price growth. Suburbs are slower.

Your gain depends on what you paid, and when. The median resale gain was S$398,000 in September. In District 22 (Boon Lay, Jurong and Tuas), it was S$905,000. In District 1 (Boat Quay, Raffles Place and Marina), it was a S$6,000 loss.

Those are medians for units with a matching past sale. They aren't promises for yours.

As a Professional Condo Specialist in Singapore, I start with three checks. What did you pay? What did similar units sell for lately? And how much lease is left? Buyers and banks both care about that last one.

What Could Change in Q4 2026 and Early 2027?

Three things could move the market. Let's take them one at a time.

Thomson Reserve and the Last Big Launch of 2026

Thomson Reserve launched on 31 October. It has 1,268 units off Upper Thomson Road. Early reports say it sold most of its units at about S$2,900 psf.

That's strong demand. But it's also the last big launch of the year. 99.co says a quieter launch calendar may send some buyers to completed condos.

So buyers may look at resale next. But they'll still compare. A resale condo priced far above similar sales can still meet resistance.

Interest Rates After the Fed Hike

The US Federal Reserve raised rates in September 2026, the first hike in about three years. Analysts say mortgage rates have crept up since late September. Higher loan costs make buyers more careful. CBRE says buyers are getting more selective.

What Do Analysts Expect for Q4?

Most analysts expect private prices to rise 3% to 4% across all of 2026. Prices are already up 2.8% after nine months. That leaves roughly 0.2% to 1.2% for Q4.

So don't count on another 1.4% jump. Condo resale prices in Singapore may keep inching up. But a repeat of Q3 is unlikely.

Is It a Good Time to Sell a Condo in Singapore, or Should You Wait for 2027?

It's a good time if you're ready and priced right. Waiting only pays if you can carry the cost.

Timing also has a local pattern. Hungry Ghost Month likely made some buyers pause in August. Many returned in September. So the best time to sell a condo in Singapore isn't just a month on the calendar.

Here's my view as an Expert Real Estate Consultant in Singapore. Waiting for a perfect peak rarely works. Nobody rings a bell. Sell when your numbers and your next move line up.

Do You Have to Pay Seller's Stamp Duty If You Sell Now?

Only if you're still inside the holding period. That's the time between buying and selling.

  • Bought on or after 4 July 2025: The window is four years. The rates are 16%, 12%, 8% and 4% for years one to four.
  • Bought before that date: The old rules apply. The window is three years, and rates top out at 12%.
  • How it's charged: It applies to the higher of your selling price or the market value.

I always check your purchase date first. It can change the whole plan.

One more cost to watch. If you buy another home before you sell, ABSD may apply. For Singapore citizens, it's 20% on a second home. There are rules that can refund it if you sell in time. But the timing is strict.

Is It Better to Sell or Rent Out Your Condo in Singapore?

Renting looks good on paper. But it's not the easy win it was. Rents rose 1.3% in Q3, the fastest since 2Q2023. Suburban rents rose 3.1%. A record 28,423 rental contracts were signed. But more contracts didn't mean more tenants. CBRE notes that occupied homes actually fell by 305 units. Vacancy rose to 7.2% from 6.4%.

New supply is a big reason. Q3 saw 3,559 completions, including Grand Dunman and Lentor Mansion. Another 2,613 homes are due in Q4. Tenants have more choice. CBRE says leasing may take longer. So ask yourself this. Could you carry your mortgage if your unit sat empty for two months?

Can You Sell Your Condo and Buy an HDB Flat Now?

Yes, and it's easier than before. But check the rules for your case. The 15-month wait-out for private owners buying an HDB resale flat was removed on 28 July 2026. You still have to sell your private property within six months of buying the flat.

HDB prices also look softer. HDB resale prices dipped for a third straight quarter. Newmark says the rule change may steer some private owners to HDB resale flats. Before you decide, I'd run three numbers. Your cash out, your CPF refund and your monthly cost. Confirm your eligibility with HDB too.

How Do You Price Your Condo in a Split Market?

Price it off sold units, not asking prices. That one habit saves most sellers months.

  • Look at sales in your own project first.
  • Match size, floor and facing as closely as you can.
  • Then check nearby condos with similar age and lease.

New launches pull attention, so buyers compare. Overpricing in a slow market doesn't buy time. It buys a stale listing. In my experience, a stale listing usually signals a price gap, not weak demand.

When you pick an agent, look for the best condo selling consultant in Singapore you can find. Ask to see sold prices, not just asking prices.

What Should You Do in the Next 30 Days If You Want to Sell?

  1. Check your purchase date and your stamp duty window.
  2. Pull sold prices for your project and nearby condos.
  3. Work out your net cash after the loan, CPF refund, agent fee and costs.
  4. Decide your next home: HDB, another condo, or renting.
  5. Set a target price range and a walk-away price.
  6. Choose your agent and set a listing date.

What Mistakes Do Condo Sellers Make Right Now?

  • Chasing the headline index. The 1.4% isn't your unit's gain.
  • Pricing off new launches. Lentor's new launch median was S$2,357 psf. Suburban resale was S$1,564 psf. Don't copy a new-launch price.
  • Forgetting stamp duty. One month can change the bill.
  • Selling before planning the next home. That's when costly rushed choices happen.
  • Waiting for a perfect peak. You only see the peak after it's gone.

So, Is Now the Right Time to Sell Your Condo?

For many owners, yes. Prices are high, resale is picking up, and the last big launch of 2026 is done. But the gain is uneven, and Q4 looks calmer.

So it comes down to your unit, your dates and your next move. Is now a good time to sell your condo in Singapore? Let's check your numbers together. Message me on WhatsApp and I'll give you a straight answer.

This is general information, not financial or legal advice. Rules and numbers can change, so confirm key figures with IRAS and HDB.

FAQs

1. Is now a good time to sell a condo in Singapore?

It can be. Private prices rose 1.4% in Q3 2026, and resale deals are picking up. But gains vary by area, and Q4 growth looks smaller. It's a good time if your unit is priced on sold prices and you're clear of stamp duty.

2. Should I sell my condo now or wait for 2027?

Sell now if you have a clear plan and a fair price. Wait only if you can carry the loan and maintenance costs. Analysts expect small Q4 gains, and rates have started to rise. No one can promise 2027 prices.

3. Will condo prices in Singapore go up in 2027?

No one can say for sure. Analysts expect private prices to rise 3% to 4% across 2026. I haven't seen a reliable 2027 forecast yet. Use sold prices in your own project, not predictions, to decide.

4. How long does it take to sell a condo in Singapore?

It varies. A well-priced unit can find a buyer in a few weeks. An overpriced one can sit for months. After a buyer signs, completion usually takes about eight to twelve weeks. Pricing is the biggest factor.

5. Do I have to pay Seller's Stamp Duty?

Only if you sell inside the holding period. For homes bought on or after 4 July 2025, it's four years, at 16%, 12%, 8% and 4%. Earlier purchases follow a three-year window, with a top rate of 12%.

6. Is it better to sell or rent out my condo in Singapore?

Selling is cleaner if you want your cash. Renting works if you can carry the mortgage through empty months. Rents are rising, but vacancy is up and more new condos are completing. So tenants have more choice.

7. Can I sell my condo and buy an HDB flat?

Yes. The 15-month wait-out for private owners buying an HDB resale flat was removed on 28 July 2026. You must still sell your private property within six months of buying the HDB flat. Check your eligibility with HDB.

8. How do I price my condo in this market?

Use sold prices from your own project first. Match size, floor and facing. Then check nearby condos. Buyers also compare with new launches, so a price far above similar sales can slow your sale.
