So "consultant" describes a style of work. Advice comes first. But it isn't a higher rank.
Which one do you need? Buying or selling a home? You need a registered agent who acts like an advisor. That's the person I try to be.
7 Checks Before You Hire a Property Consultant
Use these on any agent. Yes, that includes me.
1. Look them up on the CEA Public Register
Every registered agent has a number like R123456A. Mine is R032484E. The register shows if the agent is registered. It also lists residential deals from the last two years. Any disciplinary record shows up, too. The whole check takes two minutes.
2. Ask for real sale prices on your block
Try this: "What has sold on my block or stack, and when?" A good agent answers with dates and prices. A weak one says, "The market is hot."
3. Ask what they'd do in your place
Watch the answer. Will they tell you if the timing is off? Or if your price hope is too high? I'll say it, even when it's not what you wanted to hear.
4. Get the fee in writing
CEA says there are no fixed commission rates. You agree on the amount before work starts. Ask if GST is included, too.
5. Read the agreement
CEA has Prescribed Estate Agency Agreements. Ask your agent to walk you through every clause. You can choose exclusive, with one agency, or non-exclusive, with several. And an agent can only act for one side in the same deal.
6. Notice the pressure
Are they pushing you to sign this week? A good agent follows up. They don't push. Some deals take weeks. Others take months.
7. Ask what happens after the deal
Will they answer a tenancy question three years later? Or help with your next move? Same phone number, same person. That's what I aim for.

Let's talk money. Fees are the question I hear most.
Here's the rule. CEA says there are no fixed commission rates. You and your agent agree on the amount before work starts.
So everything is negotiable. You can even ask for a flat fee instead of a percentage. Online, you'll see figures from about 1% to 3% for HDB sellers. The sources disagree. Treat them as market talk, not rules.
Here's the maths on a S$600,000 flat. It's an example, not a quote.
