I'm Chandra Das, a commercial property agent in Singapore. Business owners, investors and landlords come to me to buy, sell and lease shops, offices and industrial units. Commercial deals aren't like buying a home. The loan, the tax and the stamp duty all work differently. So we start with your numbers. Then I explain every cost before you commit.

Ask About Renting a SpaceHi, I'm Chandra. I keep my advice simple. Before you decide, I explain the real costs and risks. As an Expert Real Estate Consultant in Singapore, I help you understand your options without pressure or jargon. Tell me what you need on WhatsApp, and I'll guide you on the next step.

I start with your goal. Are you buying to use, or to invest? Then I shortlist units. I check the approved use, the remaining lease and the running costs. Before you make an offer, we add up stamp duty, GST and financing.
A good price starts with recent deals, not guesses. I review similar sales and suggest an asking price. Then I reach buyers who fit your unit and handle the negotiation. I also flag GST and stamp duty issues early.
For landlords, the right tenant matters more than a fast one. I look at lease length, intended use and rent. For tenants, I find units that fit your business and budget. Then I go through the lease terms with you.
Buying as an investment? Look past the price. I review the current tenant, the remaining lease and the holding costs. We also think about resale. Then you can judge the deal against your goals.
Foot traffic, nearby businesses and approved use all matter. For a shophouse, I also check for any residential part. That can change the stamp duty.
I compare location, floor size, maintenance fees and lease terms. Remaining lease and nearby rental demand matter too.
As an industrial property agent in Singapore, I know B1 and B2 units aren't the same. B1 is for lighter industrial use. B2 is for heavier use. Approved use comes first. Then I check the remaining lease, power supply, floor loading and vehicle access.
The price is only part of your budget. Here's how commercial property stamp duty and tax work.
| Item | What to know |
|---|---|
| Buyer's stamp duty (BSD) | Applies to every purchase. Non-residential rates are progressive. The top rate is 5% on the part above $1.5 million. |
| ABSD | Applies to the residential part of a property, based on its approved use. Ordinary shops, offices and industrial units aren't residential. A shophouse with a home upstairs may be. |
| Seller's stamp duty (SSD) | Applies to industrial property sold within 3 years of buying it. The rate is 15%, 10% or 5%, depending on how long you held it. Some sales are exempt. Shops and offices don't have SSD. |
| GST | Applies to the sale and lease of non-residential property when the seller or landlord is GST-registered. For mixed-use property, only the part approved for non-residential use is subject to GST. |
| Property tax | A flat 10% of annual value, whether the unit is let, vacant or owner-used. |
| CPF | CPF savings can only be used to buy residential property. A unit approved for commercial use can't use CPF. |
| Financing | Banks set their own terms. Tenure is usually shorter and rates are usually higher than a home loan. |

Commercial property loans have different terms from residential home loans. The loan amount, interest rate and repayment period depend on the bank, the property and your financial profile. Banks may also assess your business finances and the property's rental income. Speak to your bank early to understand your borrowing options.
CPF savings can generally be used to buy eligible residential property under the CPF Housing Scheme, not property approved solely for commercial or industrial use. If you're considering a mixed-use property, check the approved use and applicable CPF rules before making a decision.
ABSD generally applies to residential property, rather than property approved solely for commercial use. However, a shophouse or mixed-use property with an approved residential component may attract ABSD on the residential portion. That residential property may also count towards your residential property count. Check the property's approved use before buying.
Seller's Stamp Duty (SSD) can apply to industrial property sold within three years of acquisition. The rates are 15% for a holding period of up to one year, 10% for more than one year and up to two years, and 5% for more than two years and up to three years. The rules also cover certain changes in zoning or use, and exemptions may apply. Check the acquisition date, permitted use and applicable rules before selling.
GST may apply to the sale or lease of non-residential property when the seller or landlord is GST-registered, and the transaction is taxable. For mixed-use property, the GST treatment depends on the residential and non-residential components. A GST-registered buyer may be able to claim input tax if the relevant conditions are met. Check the GST treatment with your tax adviser before signing.
Renting may suit you if you're testing a location or expect your space requirements to change. Buying may suit you if you need long-term control over the property and can manage the upfront and ongoing costs. Compare the total costs, including stamp duty, GST where applicable, property tax, financing and maintenance, before deciding.
Commercial property agent commissions are negotiable and are not set at one fixed rate for every transaction. The fee depends on the agreed scope of work and the type of transaction. Confirm the commission and payment terms in writing before engaging the agent. GST may also apply to the agency fee.
